Every gateway city has a short list of assets that define its skyline. We study that list for years before we ever bid on it. When we act, we act with size, speed, and certainty of close.

Scarcity over scale

We do not chase volume. Harborline closes four to six transactions a year, each one a landmark asset with no comparable trading in its market.

Basis is destiny

We underwrite to replacement cost and below, in gateway markets where new supply is structurally constrained. Price discipline protects capital before it ever needs protecting.

Control the capital stack

Whether senior, mezzanine, or common equity, we structure positions that give our partners governance rights commensurate with their exposure.

Patient, not passive

Our average hold is seven years. We are active owners: repositioning, re-tenanting, and refining every asset until the exit is inevitable rather than hoped for.
